Mallorca has recorded almost continuous increases in value over the past ten years. For example, the average price growth between 2013 and 2023 was around 74 percent. In 2023, the average purchase price of brokered properties rose by 14 percent compared to the previous year, from 1.64 million euros to 1.88 million euros.
Mallorca is booming. The number of visitors is at an absolute record level and the real estate market is also unimpressed by the global challenges. In Mallorca, the average price per square metre for a holiday property in January 2024 was around 5,800 euros. This is 1.7 percent more than in the previous year and shows a high degree of stability compared to the German real estate market. The luxury segment remains the price driver with an increase of 13 percent. For top sea views, you even have to pay up to 18.8 percent more. The most expensive region continues to be the southwest, closely followed by the increasingly popular Palma City. While prices are rising, the number of properties for sale continues to decrease. In the luxury segment, the market is almost empty. Experts do not see an end to the price increases.
